04.
What is the required pit and overrun and why are they necessary?
The overrun/ overhead/ headroom is the space above the highest FFL. Required OH is from 3800mm.
These are necessary because:
Both the pit and overrun are designed to accommodate the various components of the elevator system and provide safety mechanisms to protect against potential malfunctions or emergencies.
In addition to these, the Building & Construction Authority (BCA) latest SS550:2020 safety code requires 2 refuge space in both the pit and overhead. This is to increase the safety levels for the technicians working within the lift shaft.
The specific depth of the pit and the height of the overrun can vary base on factors such as the type of elevator, building codes, and safety regulations.
If you are concern with meeting the overrun requirements, the guideline from Urban Redevelopment Authority (URA) states that: For Semi-detached houses, Lift shaft shall be kept within the permissible building envelope. While lift protrusions of up to 1.0m above the envelope control line may be allowed for lift overruns.
*SS550 : 2020 is the latest code of practice for the installation , operation and maintenance of electric passenger and goods lifts set out in 2021 by BCA.
05.
What is the lifespan of a typical lift?
Metron’s promise is in the details.
From its advanced manufacturing lines to well-prepared and guided installation techniques, Metron extends its highest level of quality control in where it matters, beyond the factory and in every installation and maintenance service.
Precision Installation is where proper alignment of the guide rail sections is achieved to ensure seamless smooth travel, less wear and tear due to friction and hence minimise rate of degradation of the lift components. These are critical factors in order to protect your investment in a home lift.
06.
Are fire-rated doors a requirement for private residential landed homes?
The need for fire-rated doors in Singapore private landed homes are when there are instances of a basement level. When the lift opening into a basement is not adjoining a void that opens to the sky or any external spaces, fire-rated doors will likely be required. This requirement is to be advised by the architect and the governing authority on this matter is the SCDF.
We provide fire-rated sliding and swing doors for both Traction and Platform lifts for Good Class Bungalows, Detached, and Terrace landed homes.
